Why is my marketing going to make the difference for you?
You have probably flicked through the local real estate newspaper, the one that lands on your driveway rain or shine. How effective a marketing tool do you think that is?
In defence of the paper, it does get sent out to a lot of people. But does it get read? Is it really used by people looking to buy? I doubt that. And I am not alone. While statistics vary, and can lie, it seems that most people now look for their homes on the internet.
What will I do to market your home?
If the price is right...
If your home is priced correctly for the market then it is going to sell. Getting the price right is a mixture of analysis and experience. I provide both. I also give you regular updates on the market so that I can make any adjustments that are needed.
Open houses
These are an important element of marketing your home. I like to hold an open house every weekend that your home is on the market.
Making your home available for viewings
Whenever a REALTOR® wants to show your home I would love to make that possible. So that I can do that I:
Agree with you in advance a policy for allowing showings. For example you might want 24 hours notice, or not to allow showings at certain times. I make sure that I fit showings in with your schedule.
Attend all showings myself. And give you feedback on them.
Market your listing on all our web sites
The MLS® is the main place you must be, but other web sites can pick up niche markets. With my experience in the relocation market I have learned that a lot of overseas buyers will be using the internet as their main research tool. My sites have a high profile in these markets.
Make all the information buyers need available on the web
Buyers and their REALTORS® are sophisticated and making information readily available makes it easier for them to make an offer. Why put barriers in the way of any potential buyer?
I keep you informed at all times
How many times have you heard people complain that their REALTOR® planted the lawn sign and that was the last they saw of her? I will give you feedback at all stages:
Up to date marketing media
Marketing has moved a long way from the days of the local paper and the lawn sign. Now there are social media applications like Facebook, Twitter and LinkedIn. I can use all of these to make sure that your home is exposed to as many people as possible.
Videos will help your listing sell. I make sure that the video does your home justice and is available for potential buyers anywhere in the world to see. Not ony is the video available on my web site but through careful publicizing on web sites like YouTube, Facebook and Twitter, the word gets out to people who are looking for your kind of property.
